The Space & Layout
- The Bedrooms: The villa features two spacious bedrooms, both fully equipped with individual air conditioning to keep you cool during warm summer nights. One bedroom includes a private en-suite bathroom. Best of all, both bedrooms open up to their own west-facing terraces—the ultimate spot to catch the final rays of the evening sun.
- Living & Entertainment: The cozy living room (saloon) features traditional exposed wooden beams, comfortable seating, air conditioning, and a big flat-screen TV. Guests can enjoy local Spanish television or log into their personal streaming accounts (Netflix, Prime, etc.) via the Smart TV functionality.
- Fully Equipped Kitchen: The bright, modern kitchen comes fully prepared for family meal prep. It features a ceiling fan, electric hob, oven, microwave, toaster, and an airfryer. Coffee lovers are well catered to with both a Phillips L'or pod machine and a classic French press.
Outdoor Living & Dining
- Morning Sun by the Pool: The main terrace and private pool area are perfectly east-facing. Wake up and enjoy breakfast at the outdoor dining table right in the morning sun!
- The Pool: Enjoy a refreshing dip in the beautiful oval-shaped pool (approximately 8m x 3m with a gradual 1m to 2m depth).
- Evening Meals: For cooler evenings or shaded lunches, step into the beautiful, enclosed west-facing naya, which features a large wooden dining table perfect for family board games and dinners.
Important Guest Notes (Please Read Before Booking)
- Family-Only Policy: To maintain the peaceful environment of El Tossalet, this villa is rented strictly to families. We do not accept bookings from youth groups, party groups.
- Shared Ground Area (Discreet Owner): The owner lives independently in the separate apartment located in the villa's underbuild. While the garden and pool are technically shared, the owner values your privacy and will hardly ever use them while guests are present, ensuring you have the space largely to yourselves. Please note: The owner has a very friendly, old resident cat who roams freely around the garden. If you leave the outside doors open, he might wander into the villa to say hello!
- Secure Parking: The property includes secure, gated parking on-site.
- Nearby Construction Disclaimer: A neighboring villa is currently undergoing a complete renovation. We cannot guarantee whether work will pause during the peak summer months or predict the exact noise level. Please note that Javea Town Hall legally permits construction work only between the hours of 09:00–15:00 and 17:00–20:00.

For stays of 10 days or less, it will be considered a tourist accommodation - Tourist contract.
For stays of more than 10 days, it will be considered a seasonal rental in accordance with Decree Law 9/2024 of the Generalitat Valenciana, and a seasonal rental contract must be signed (after the booking).
